At Priory Law, we specialise in conveyancing. It is what we do every day. 

But we have never believed that growing as a firm means growing in isolation. The more we understand about the world around a move, the better we can support the person going through it, and the stronger we become. That means learning alongside the estate agents, brokers and surveyors we work with. Understanding the people going through one of the biggest moments of their lives. Staying close to the legislation reshaping our industry. Investing in partnerships that make a transaction hold together. Using technology that makes us better, not just faster. 

It is all underlined by the same four values that shape everything we do: transparent, innovative, passionate and caring. Property 

Conveyancing is one part of a much wider moving journey, and the professionals around a transaction see parts of it we never do. 

Sadie Pullin, who spent over a decade working alongside estate agents before joining Priory Law, put it well when she wrote about what good estate agents actually do: “the best estate agents are not just negotiators. They are the connective tissue of a transaction, the people keeping buyers, sellers, solicitors, mortgage brokers and surveyors moving in roughly the same direction, at roughly the same time.” 

Agents chase updates, manage anxiety and hold chains together long before most of that work becomes visible to us. Surveyors, developers, lenders and removals companies each carry their own part of the journey too. The more we understand what that involves, the better we work with the people doing it, and the better the outcome for the client. 

Understanding People 

Moving home can be exciting, but it is also stressful, emotional and sometimes overwhelming, and it does not feel the same for everyone. 

Our team has undertaken bespoke training on neurodivergent communication, helping us understand that clients process pressure, deadlines and change in genuinely different ways. Small changes, a written follow-up instead of a call, a clearer deadline, asking rather than assuming what someone needs, come directly from that learning. 

This kind of understanding helps us ask better questions: how does this client prefer to be updated? What would help them feel more in control? Small things, but they can completely change how supported someone feels. 

Growing Our People 

None of this happens by accident. It comes from mentoring, training, and giving people the confidence to ask questions and keep developing. 

Our Buddy System pairs experienced team members with those newer to the firm, creating space for guidance, knowledge-sharing and day-to-day support. This quarter's first Buddy Pair winners, Ryan Letts and Amy Goodman, were recognised for exactly the kind of regular, meaningful support the initiative is built around.

Wider Context 

The property market does not stand still. Staying informed is part of doing our job well. 

In May 2026, the Conveyancing Task Force, 23 practising conveyancers, briefed Parliament directly: the problems in this sector are not technological. They are structural. Excessive caseloads. Inadequate supervision. Weak professional standards. 

Nine days later, the government published its own home buying and selling reform roadmap, reaching much the same conclusion from a different direction. We would rather understand what changes like this mean before they land, not after. 

Professional Partnerships 

Strong professional relationships matter. When estate agents, brokers, surveyors, developers and lenders communicate well, clients feel it. 

Partnership is not just referrals, to us. It is shared learning, training and collaboration, understanding what our partners need from us, and helping them understand how we work too. That is part of why we have brought in people whose job is specifically to build those relationships properly, not chase them. 

Digital and Technology 

Technology has an important role to play in modern conveyancing. Used well, it can improve communication, reduce delays and free up time for the work that actually needs a person. 

But technology should never remove the human part of moving home. Every AI-supported output at Priory Law is reviewed by a qualified conveyancer before it reaches a client. Technology drafts, flags and prepares. It does not decide. We wrote more about how we think about AI and judgement here

Because in conveyancing, judgement still matters, care still matters and listening is vital.

Anne-Marie Fowler is the Managing Director of Priory Law and a qualified Licensed Conveyancer. Her career spans estate agency, lettings, block management and residential conveyancing, a breadth that gives her a fuller picture of the property transaction than most conveyancers carry. 

She qualified in 2015 while working full-time and raising two children. Since then, she has built Priory Law around a clear conviction: that conveyancing should be done differently.
