As you are no doubt aware, Stamp duty changes are coming into place as of 1st April 2025, the last day of the current stamp duty rates will be Monday 31st March 2025. Considering the transition to the newly structured stamp duty changes, I wanted to share with you information about the changes, and, importantly, the way the Priory Law team will be working in the coming months.
As you can imagine the question of the moment is
“Will I complete before 31st March?”
This isn’t an easy question to answer, and not one that I, or the team want to get wrong. I thought I would share with you the conversations myself and my team will be having with existing and prospective clients in the next few weeks.
We want our clients to know we will do everything we can to ensure they complete prior to March 31st 2025, we genuinely care about supporting all our clients. However, with our passion, our expertise, the processes we put in place, there are still numerous variables we simply cannot control when waiting for responses from other stakeholders. This means, we cannot definitively answer the question – and realise this may be frustrating. However, I felt we needed to change the way we work in the lead up to this deadline to enable us to let you know if it is ‘likely’ you will complete before 31st March, therefore preparing you one way or the other. I have restructured our internal processes to push forward answers on key elements of a case file, which means we can determine the likelihood of completion about 3-4 weeks post instruction. Priory Law is best placed to be agile at this moment in time, given the way we currently work and the adaptions we are taking.
If you are looking to appoint us between January and March 2025, we will go through the above with you and have an open and honest transparent conversation. I would highly recommend taking time to read all the relevant information highlighted on the gov.uk information page, making yourself fully aware of what could happen, and looking at financial provision if for any reason your completion takes place after 31st March 2025.
